Real Estate Purchase From €300,000
The most popular route to the Cyprus Golden Visa is through the purchase of residential or commercial property with a minimum value of €300,000 plus VAT. The property must be a new build purchased directly from a developer. You need to pay at least €200,000 plus VAT before applying, and the funds must come from abroad through a local bank.
The main applicant must have a secured annual income of at least €50,000 from abroad, plus €15,000 for a spouse and €10,000 per dependent child. Acceptable income includes salaries, pensions, dividends, interest, or rental income — proven through a tax return declaration from the applicant's country of tax residence.
Investment Funds From €300,000
Applicants can qualify for the Cyprus Golden Visa by investing €300,000 in units of Cyprus Investment Funds (AIF, AIFLNP, or RAIF) registered and supervised by the Cyprus Securities and Exchange Commission (CySEC).
This is an attractive option for investors who prefer a managed portfolio approach without the responsibilities of direct property ownership. The same income requirement of €50,000 per year from outside Cyprus applies, plus €15,000 for a spouse and €10,000 per dependent child.
Company Share Capital From €300,000
Entrepreneurs and business owners can qualify for the Cyprus Golden Visa by investing €300,000 in the share capital of a Cyprus-registered company that has a physical presence in Cyprus and employs at least five Cypriot or EU nationals.
The same income requirement of €50,000 per year from outside Cyprus applies. This route is ideal for investors looking to establish or expand business operations in Cyprus while simultaneously securing EU residency for themselves and their families.
Combination Investment From €300,000
Investors can combine two or more of the qualifying investment categories to reach the €300,000 threshold. For example, an investor may combine a partial real estate purchase with an investment fund contribution.
Regardless of the investment combination chosen, the income requirement of €50,000 per year from outside Cyprus must be met, plus €15,000 for a spouse and €10,000 per dependent child. Since May 2023, applicants must also provide annual proof to the Civil Registry that all requirements are still being met.
